What North Avoca is known for: Coastal, National parks, Excellent transport, Education hub, High desirability

Suburb profile

North Avoca is a coastal smaller community where beach life and relaxed outdoor living shape the local character. Neighbouring pockets and the city remain accessible for work, dining and weekends away from the beach. Working households and growing families are the backbone of local life, with plenty of young families in the mix.

Sport and recreation are easy to access, with local venues supporting active weekends and after-work routines. Local green pockets are modest, with bigger outdoor outings usually found in neighbouring areas. Buses are a genuine asset, linking residents to work, study and nearby neighbourhoods.

Homes cost more here than in most comparable suburbs. A trickle of new development is refreshing selected pockets without changing the overall feel.

The overall desirability read is around average, pulled by softer parks and green space, plus growth momentum compared with similar coastal suburbs, though community and employment, plus schools and education remain brighter spots. Limited access to some essential local services also trimmed the result.

ABS Socio-Economic Indexes for Areas (SEIFA), 2021 release — the latest available, derived from the 2021 Census. Deciles rank suburbs nationally from 1 (lowest) to 10 (highest).

What do IRSAD and IRSD measure?

IRSAD — Index of Relative Socio-economic Advantage and Disadvantage. Combines indicators of advantage (e.g. high income, skilled occupations) and disadvantage. Higher decile = more advantaged relative to other Australian areas.

IRSD — Index of Relative Socio-economic Disadvantage. Focuses on disadvantage only (e.g. low income, unemployment, limited education). Higher decile = less disadvantage nationally.

A new SEIFA edition typically follows each census; the ABS has not announced a release date beyond 2021.
