What Vista is known for: Excellent transport, High desirability

Suburb profile

Vista is a quieter residential smaller community in Tea Tree Gully Council, more about homes and street life than a busy local strip. The city and surrounding suburbs are both within comfortable reach, which keeps daily life flexible. The area suits established families and long-term locals, with plenty of young families in the mix.

Everyday cafés are limited locally, with the wider metro area covering the bigger food and entertainment trips. Day-to-day life is more car-oriented here, with buses covering longer trips across the wider area. Housing is expensive relative to much of the state.

Reported crime has been falling recently. A trickle of new development is refreshing selected pockets without changing the overall feel.

The overall desirability read is around average, pulled by softer parks and green space compared with similar metro suburbs, though schools and education, plus community and employment remain brighter spots. Limited access to some essential local services also trimmed the result.

IRSAD decile (2021)

IRSD decile (2021)
8/10

ABS Socio-Economic Indexes for Areas (SEIFA), 2021 release — the latest available, derived from the 2021 Census. Deciles rank suburbs nationally from 1 (lowest) to 10 (highest).

What do IRSAD and IRSD measure?

IRSAD — Index of Relative Socio-economic Advantage and Disadvantage. Combines indicators of advantage (e.g. high income, skilled occupations) and disadvantage. Higher decile = more advantaged relative to other Australian areas.

IRSD — Index of Relative Socio-economic Disadvantage. Focuses on disadvantage only (e.g. low income, unemployment, limited education). Higher decile = less disadvantage nationally.

A new SEIFA edition typically follows each census; the ABS has not announced a release date beyond 2021.
