Suburb profile

Balgowlah hums with inner-city energy, a established suburb where there is always something happening nearby. Working households and growing families are the backbone of local life, with plenty of young families in the mix. Overseas-born and multilingual households are a noticeable part of the local population.

Schooling is a clear local strength compared with many peer areas. Local parks and tree cover add a welcome outdoor dimension to suburban life. Daily life works well on foot, with buses also serving the suburb.

Housing is expensive relative to much of the state. A trickle of new development is refreshing selected pockets without changing the overall feel.

Desirability rates good overall, led by community and employment, plus local dining and lifestyle amenities, while growth momentum and safety land closer to the middle of the pack for similar metro suburbs.

IRSD decile (2021)
10/10

ABS Socio-Economic Indexes for Areas (SEIFA), 2021 release — the latest available, derived from the 2021 Census. Deciles rank suburbs nationally from 1 (lowest) to 10 (highest).

What do IRSAD and IRSD measure?

IRSAD — Index of Relative Socio-economic Advantage and Disadvantage. Combines indicators of advantage (e.g. high income, skilled occupations) and disadvantage. Higher decile = more advantaged relative to other Australian areas.

IRSD — Index of Relative Socio-economic Disadvantage. Focuses on disadvantage only (e.g. low income, unemployment, limited education). Higher decile = less disadvantage nationally.

A new SEIFA edition typically follows each census; the ABS has not announced a release date beyond 2021.
