Suburb profile

Bondi Beach is a coastal established suburb where beach life and relaxed outdoor living shape the local character. A younger crowd gives the area energy, with education options woven into the neighbourhood. A large share of residents were born overseas, and languages other than English are widely spoken at home.

Families have many nearby school and early-learning options to choose from. Green space punches above what many coastal suburbs offer, with parks and playgrounds woven through the suburb. Most routine trips are on foot, while buses cover longer journeys across the metro area.

Property sits in a premium price band and is harder to enter for many buyers. A busy pipeline of new development is gradually changing the look and feel of the streets.

Desirability rates good overall, led by local dining and lifestyle amenities, plus community and employment, while growth momentum and safety land closer to the middle of the pack for similar coastal suburbs.

Methodology

Figures are allocated from ABS Estimated Resident Population at Statistical Area Level 2 (SA2), using 2021 Census share within overlapping SA2 regions. Where Census data is unavailable, area overlap is used instead.

The dashed chart line is a simple growth-trend estimate to June 2030 (~13,450), extrapolated at +0.5% average annual growth since 2011. It is illustrative only — not an official ABS forecast.

Roadworks & transport

1 active roadworks / incidents

 • Check signage. Use public transport. Around 40,000 people are expected to attend the annual Festival of the Winds at Bondi Beach from 11am to 4pm. Changed traffic conditions are in place at Bondi Beach and Bondi Junction.Traffic will be very heavy on approaches to Bondi including Bondi Rd, Syd Einfeld Dr, Old South Head Rd and Military Rd as well as local roads around Bondi Beach. Motorists are advised to avoid non-essential travel or allow plenty of extra travel time. Some roads around Bondi Junction Interchange will be closed between 10am and 4pm including sections of Grafton St, Grosvenor Ln, Grosvenor St and Oxford St. Sections of Park Dr South and Queen Elizabeth Dr will also be closed at Bondi Beach between 5am and 6pm.Special event clearways are in effect from 9am to 6pm on both sides of Bondi Rd between Old South Head Rd and Sandridge St, and from 7am to 7pm on sections of Campbell Pde and Hall St. Clearways are strict no-parking zones for all vehicle types and apply even to local residents and TfNSW Mobility Scheme Permit holders. Check signs carefully as vehicles left in clearways will be towed and a fee applies. If your vehicle is towed, you can search your vehicle registration at the Find My Car website to find its new location, or alternatively call 132 701 to speak to an operator.Bondi Road, Old South Head Road12 Sep 2026 – 13 Sep 2026

Federal electorate from AEC federal division boundaries (2025 redistribution). Division-level results are official AEC figures from the latest general election, with by-election updates where applicable. The estimated suburb profile blends up to eight nearest ordinary polling booths in the same electorate using inverse-distance weighting from the suburb centroid — an approximation, not official AEC data. Nearest polling places are shown for reference.

Socio-economic

IRSAD decile (2021)
10/10
IRSD decile (2021)
10/10

ABS Socio-Economic Indexes for Areas (SEIFA), 2021 release — the latest available, derived from the 2021 Census. Deciles rank suburbs nationally from 1 (lowest) to 10 (highest).

What do IRSAD and IRSD measure?

IRSAD — Index of Relative Socio-economic Advantage and Disadvantage. Combines indicators of advantage (e.g. high income, skilled occupations) and disadvantage. Higher decile = more advantaged relative to other Australian areas.

IRSD — Index of Relative Socio-economic Disadvantage. Focuses on disadvantage only (e.g. low income, unemployment, limited education). Higher decile = less disadvantage nationally.

A new SEIFA edition typically follows each census; the ABS has not announced a release date beyond 2021.
